Usual Gate Problems and Solutions

06/23/2014 Back To Blog

If you consider rust a minor problem, think again! Rust and similar problems related to complete exposure to elements will eventually make your rolling gate squeaky and hard to open. And this is not the only problem. Such heavy mechanisms are extremely convenient but they can also be problematic, especially if they are hardly maintained. The good news is that all problems have solutions and the first step is to identify what's wrong with the system.Usual Gate Problems and Solutions

Identify the problem with the roll up or overhead gate

The truth is that it's not always easy to understand the nature of the problem since automatic roll up gates might have issues with either the mechanical or electric parts. The most effective way to determine the root of the problem it’s best check well all parts and to narrow down the possibilities. Things get even harder if you consider that there are substantial differentiations among each type of gate and, therefore, every one of them must be checked differently.

Automatic rolling gates, for example, usually have problems with the tracks and wheels. The rollers might get worn and the tracks dented preventing the good movement of the gate. Will such problems create new ones? They certainly will! If the gate doesn't close well, there will be a significant issue associated with your security and if it doesn't open all the way, you possibly won't be able to take the car out. Swing hung gates will have problems with the arm and the hinges resulting in sagging of the panel.

Unless the problem with the overhead gate is obvious, the best way to determine whether the problem is mechanical or electric is to disconnect the electric operator and move the gate manually. If it moves properly, the problem will be found in the key switch or the opener. The motor must be checked as well as the sensors. In fact, the photo eyes must be kept clean and it is not hard to get misaligned. It's also wise to check the remote and you will possibly need to replace the batteries. Of course, if the movement is stiff, lubrication will be needed. In any case, repairs always come handy because who needs a malfunctioning and broken gate?
